3 Main Foundation Types in Tallinn
1. Strip Foundation — The Classic for Private Homes
A strip (ribbon) foundation is a traditional solution where concrete is poured underground as continuous strips under load-bearing walls. It is the most economical option when soil is stable.
Suitable for: dense soil, 1–2 storey building, no basement needed. In Tallinn, it works well in Nõmme, Pirita, Ülemiste and most rural areas of Harju County.
Price: €45–80/linear metre (depending on width, depth and reinforcement).
2. Monolithic Slab Foundation — Best for Weak Soil
A monolithic slab foundation covers the entire building base with a single solid concrete slab, distributing the load evenly across the entire base area. This is the ideal choice where soil is uneven, soft or has high groundwater.
Suitable for: clay, peat or fill soil; high groundwater; garage or basement under the building; locations in Lasnamäe, Mustamäe, Paljassaare or boggy areas of Harju County.
Price: €55–90/m² (includes double-layer reinforcement, concrete and formwork).
3. Pile Foundation — Deep Stable Soil
A pile foundation transfers the building load through soft upper soil layers down to solid bearing soil. Tallinn is geologically complex — beneath Kalamaja are soft Baltic Sea clays, and the old city centre is partially built on fill.
Suitable for: soil survey shows soft layers >3m deep; heavy multi-storey building; extending an existing building.
Price: drilled piles €180–350/piece (depending on diameter and depth), driven piles €120–200/piece.

Our workflow is: (1) Free consultation and site inspection. (2) Soil survey — for larger projects we arrange a geological survey. (3) Formwork and reinforcement plan — drawn up per project. (4) Concrete pouring — using a concrete pump; concrete grade selected by load conditions (typically C25/30). (5) Waterproofing — surfaces in contact with soil are insulated. (6) Acceptance certificate.
